Land Registry housing data shows that the metropolitan district with the highest annual price increase in England and Wales is Manchester, rising by 4.8 per cent in the 12 months ending June.

However, the new figures also show that in the month of June, Manchester property prices fell by just under one per cent to £114,602.

Stockport had a more significant monthly price fall of 1.8 per cent during June, the worst-performing borough in England and Wales.

Bury, Bolton, Oldham and Trafford saw average house prices in June rise between 0.4 and one per cent.

The remaining boroughs in Greater Manchester - Salford, Tameside, Wigan and Rochdale - saw prices fall by between 0.2 and 1.5 per cent.

Taken as a whole, Greater Manchester saw house prices fall by 0.4 per cent in June but were up two per cent over the past 12 months.

Figures compiled by the property website Rightmove show that the average asking price for a home in the wider north-west is £175,757 in July, down from £177,158 in June.
